Property Description

Located in highly sought-after Point Township in Posey County, just west of Hovey Lake and near the Ohio River's confluence known as “The Point,” this 240± acre property is a rare, fully engineered Wetland Reserve Program tract designed for serious waterfowl and whitetail hunting. The farm features five managed impoundments with levees, control gates, islands, shallow feeding areas, and blind locations. These can be flooded individually or together, supporting about 65 acres of water with expansion potential to 100± acres. An 8-inch drilled well powered by a Mitsubishi diesel pump provides reliable, year-round water control for optimal habitat management. Approximately 20± acres of food plots across 11 locations are supported by 150± acres of mature hardwoods, including burr oak, pin oak, and swamp white oak, all producing mast. This creates excellent year-round nutrition for deer, turkey, and other wildlife. A professionally designed, stocked water-dog training pond with coves and peninsulas adds versatility for retriever training. The property has a strong history of quality deer, turkey, and consistent waterfowl migration. Nearby conservation areas, including the Wabash Lowlands, Section 6 Nature Preserve (1,500± acres), and Hovey Lake Fish and Wildlife Area (5,000+ acres), enhance regional wildlife movement and habitat continuity. Improvements include a 1.67± acre campsite with two shipping containers, a 16-foot carport, and a 55HP Case tractor with implements. Hunting infrastructure is extensive: five box blinds, thirteen elevated stands, five tripod stands, a 16-foot pit blind, and two additional waterfowl blinds. Nearly 100 acres of low ground can be naturally managed to produce native vegetation attractive to waterfowl, with existing ponds supporting duckweed. This property offers a rare combination of scale, advanced design, and proven functionality in a prime flyway location.
